South Pointe Condominiums

Welcome to the South Pointe Condominium Unit Owners' Association (SPCUOA) website.  South Pointe condominiums are located on Smith Mountain Lake (SML), Virginia.  We are a small, four building, forty-eight unit condominium complex in Franklin County, Virginia and in the town of Moneta, zip code 24121.  The complex is on South Pointe Shore Drive in the North Shore region of SML, approximately a half-mile beyond the entrance to the Waterfront Country Club. South Pointe condominiums overlook Breezy Point cove. 

The Association’s Board of Directors has arranged to have a licensed electrician inspect and test the electric service to all South Pointe docks.  The work will be performed on Wednesday, July 24th and Thursday, July 25th.  The condition, serviceability and functionality of all components of dock electric systems (control panels, circuit breakers, switches, receptacles, boat and PWC motors and cables) will be evaluated to ensure they meet standards for electrical safety.  Tests for current “leakage” (i.e., the presence of electricity where it is not supposed to be) will also be conducted.  With the exception of lift motors and remote controllers, components that are determined to be defective will be replaced during the inspection process or as soon as possible thereafter.  Owners will be informed if their motors or remote controllers are defective.  

The cost for needed repairs to dock electric control panels and electric system components up to but not including any devices that exclusively service a particular slip will be paid for by the Association as these are considered Common Elements.  Owners will be charged for the replacement of defective Limited Common Elements (switches, receptacles and other devices that service their respective slips).  If a repair cannot be performed in a timely manner electric service to a slip will be turned off in the interest of safety.  Owners will be informed accordingly.  If a defect is discovered that represents an unsafe condition and an imminent danger that extends beyond a single slip, power will be turned off to the entire dock. 

Access to boats, PWCs and possibly an entire dock may be temporarily restricted during the inspection and testing process.  The results of the inspection and tests will be reported to owners.  Questions regarding the inspection and testing procedure should be referred to Ms. Maureen Baker, [email protected]
